Choosing a house is about more than extra space. Outdoor areas, equipment and day-to-day responsibilities can change your experience. Use this guide to prepare a viewing and ask clear questions before committing.
Your routine before the photo
A house may look ideal but be far from your daily routine. List your journeys to work, school and regular activities. Visit the surroundings at a time similar to when you will use them: check access, visitor parking and the services you need nearby. Compare houses in different locations using the same priorities rather than choosing only by a development’s name.
The budget goes beyond the rent
Ask for a written list of what the monthly rent includes. Who pays community fees, garden care, pool servicing and equipment maintenance? Which utilities will you arrange? Make two columns: move-in costs and monthly expenses. Include only confirmed amounts, marking unknown items as questions before comparing. A lower rent does not necessarily mean a lower total cost.
Look inside and outside the house
Compare lot size and built area separately: they are different measurements. During the viewing, look at the layout, ventilation, taps, doors and visible signs of damp. Ask about previous leaks, drainage and roof maintenance. If there is a garden, terrace or pool, check its condition and maintenance access too. Arrange a technical inspection where the house’s condition warrants one; a property viewing does not replace it.
Pets, furnishings and rules
If you have pets, confirm permission for that house and any applicable community rules. Do not assume pets are allowed because there is a garden. Request an inventory of included furniture and appliances, and clarify arrangements for guests, parking and shared spaces. Anything important to your household should be clear before reserving.
Set out the agreements and handover
Review the term, payments, deposit, repairs, termination and return conditions before signing. Ask how the contract and deposit will be formalized with the relevant authority. Panama Digital publishes official information on rental-deposit custody by MIVIOT; consult the requirements and confirm those applicable to your situation. At handover, document the condition, keys, equipment and outstanding items with photos and an inventory, and agree how to report issues.
